Comp Plan 2nd draft available at May 30th PC work session

Attend Wednesday, May 30, 2018, at 7 p.m. at Calvert Pines Senior Center, 450 West Dares Beach Road, Prince Frederick to get the first look at the 2nd draft of the Calvert County 2040 Comprehensive Plan. Staff and the paid consultant will be presenting the second draft to the Planning Commission(PC) at this special work session.

How will the 2nd draft address Huntingtown retaining the current land use category “Minor Town Center” when it’s citizens (via written comment due 12/8/2017) overwhelmingly indicated they wanted the heart of Huntingtown to remain smaller and see less development, thus supported the village designation? Click here for the 2nd Draft document

Will Huntingtown get the same 1 mile radius around the town center with higher density housing? Does that mean the construction of townhouses and apartments or developer-funded water and sewer services? How many base dwelling units per acre will be in our 1 mile radius? How high can that go with purchase of transfer development rights(TDR)?  How will the maximum development capacity of a peninsula with only one major North/South route in MD 2/4 be addressed? Will residential development be limited by a  2 or 3 % increase per year, or by a goal number of total households by 2040? What will the 2nd draft say about historic preservation and our county government? These were both topics left out of the first draft as they are not required by law but were in previous Comprehensive Plans?
